Seagate Development Group makes a mark its first year

Since beginning operations earlier this year, Seagate Development Group LLC has established itself as one of Southwest Florida’s leading full-service commercial and residential development and construction and commercial property management companies.

Seagate is owned and managed by a five-member partnership that includes Bill Price, Jim Hamilton, Matt Price, Joe Schulz, and James Nulf. Commercial and residential real estate development and construction are provided by Seagate Development Group, a licensed Florida contractor. SW Management and Realty LLC, a related entity, is a licensed entity that provides commercial property management and brokerage services. Seagate’s development, construction, management, and brokerage services are readily available to third parties.

The company’s thoughtfully devised and aggressively executed strategy that is focused on the expansion of its commercial real estate development, commercial construction, commercial property management and brokerage, and luxury residential development and construction businesses, resulted in significant achievements during 2015.

Through transactions completed by its principals, Seagate acquired controlling interest of 515,000 square feet of multi-tenant flex space and one-story office space in the Westlinks and Eastlinks Business Parks on Daniels Parkway, north of the Southwest Florida International Airport. At the time of acquisition, the properties were appraised at $40 million. With the acquisition, Seagate’s portfolio of commercial properties under management expanded to over one million square feet and they are actively looking to extend their growing footprint. Tenants at Westlinks and Eastlinks include companies such as Diamond Tours, Norman Love, Neogenomics, Staples, Lee Memorial, Home Depot, Cintas — Fire, Florida Cancer, Nestle, Data2Logistics, Red Bull, Alorica, Survival Armor, G&K Services, Walgreens, and ADP. Tenants in third party properties managed and leased by Seagate include Comcast, Robb & Stucky, Cintas Uniform, Lamar, Option Care, Airgas, Rexel, and Safran. Seagate is currently engaged in commercial construction and tenant improvement projects with an aggregate value of $3 million.

Last spring, Seagate acquired a tract just south of Orange Blossom Drive on Airport-Pulling Road in North Naples and is developing Windward Isle, a gated enclave of 28 single-family luxury homes. The community is being developed by Seagate in partnership with Southborough, Massachusetts-based Capital Group Properties LLC. Two closed sales and one reservation have been processed since November. Infrastructure installation has been completed, including all utilities, a gated entry sequence, a perimeter wall, and the community’s streetscape. Seagate will celebrate the completion of two furnished models with a grand opening event on Jan. 22, 23 and 24.

Windward Isle offers three floor plans, two by Weber Design Group and one by RG Designs, featuring more than 3,000 square feet under air and pricing starting in the $1 millions. Standard features include an island architectural style with custom details and accents. Intricate precast trim on the first-story front and rear elevations will contribute to the look of the residences. Decorative exterior lighting fixtures, eight-foot double mahogany front doors with two-foot transom windows, epoxy finished garage floors, a 400-square-foot pool and brick paver pool deck, and tropical landscaping are all standard.

Seagate’s designer interiors at Windward Isle will showcase distinctive ceiling details with crown molding in the coffered ceilings in the foyer, kitchen, great room, study, dining room, and master suite. Floor coverings include ceramic or porcelain tile in the living areas, hardwood in the study, and designer level carpet in the bedrooms. The gourmet kitchens feature raised panel wood cabinetry, under cabinet accent lighting, granite or quartz countertops, a Bosch appliance package, and Kohler plumbing fixtures.

Master suites include walk-in closets per plan, built-in closet shelving, raised panel wood his-and-her vanity cabinetry with granite or quartz countertops, a 66-inch soaking tub, a large tiled walk-in shower, and Kohler plumbing fixtures. Guest suites will feature private baths per plan, raised panel wood vanity cabinetry with granite or quartz countertops, and walk-in closets per plan. An Electrolux front-loading washer and dryer, raised panel wood cabinetry with granite or quartz counters, a second refrigerator, and a sink are included in the laundry room.

The floor plans, hardscape, pool and landscaping options are all customizable. Professional color selection assistance and interior design services are available.

Seagate’s furnished Abacos model at Windward Isle will feature an interior designed by Jinx McDonald Interior Designs’ Minka McDonald, ASID, LEED AP. Base priced at $1.21 million, the 3,065-square-foot under air single-story Abacos open concept great room plan includes a wet bar, island kitchen, a dining area, study, three bedrooms, three full baths, one half-bath, an outdoor living area, and a three-car garage. The Abacos model is priced at $1.595 million, fully-furnished.

The Grenada model, priced at $1.775 million, fully-furnished, will showcase an interior by Jinx McDonald, owner of Jinx McDonald Interior Designs. The open concept plan includes a great room, dining area and kitchen, a study with walk-in closet, a master suite, and a guest suite on the first floor.

Two upstairs bedrooms and a game room offer an area for studying, entertaining and watching television. One of the upstairs bedrooms has a covered outdoor balcony. The plan also features four full baths and one half-bath, a three-car garage, and an outdoor living area with a covered lanai and a pool. The 4,079-square-foot under air, two-story Grenada plan is base priced at $1.475 million.

Seagate also established itself as a featured builder of custom estate residences at Quail West in North Naples. The company completed the acquisition of two estate homesites in Quail West and is nearing completion of its first furnished model.

Priced at $4.495 million, fully-furnished, the Oakmont model features an architectural design by RG Designs. An open 5,524-square-foot under air floor plan includes an additional 2,931 square feet of outdoor spaces under roof. Large windows throughout the home’s living areas will create a light-filled ambiance and provide views of an infinity edge pool and spa surrounded by a deck finished with a low maintenance, weather resistant composite material that will be cantilevered over the pool.

The Oakmont will showcase an interior by Ruta Menaghlazi, senior interior designer at Freestyle Interiors and will be included on the CBIA/LBIA joint single-site Parade of Homes to be held at Quail West in late January and early February.

Seagate will begin its second furnished estate model at Quail West in January. The 5,256-square-foot under air great room residence will include a formal dining room, a gourmet island kitchen, a large space that will serve as the study, club room, and media room and will include a full bar and walk-in wine room, three bedrooms, and three-and-a-half baths in the main house. A detached casita with a full bath will be available for guests. The outdoor living space will feature multiple conversation areas, a summer kitchen with a walk-up bar and dining area, a custom pool and spa, putting green, and a landscaped garden.
